This month the awards goes to a person who is relatively new to their role, but has been doing fantastically well right from the get go. They’ve shown an eagerness to learn, having a real thirst for all things property, whilst showing they are doing their utmost to ‘treat each property their own’.

Property is still selling and vendors are already planning for 2015. Rental demand has stayed strong into October, but as traditional for the year, is now tailing off as we head into Christmas.

With the summer rush now over, the supply of property coming to market is dwindling giving potential buyers an even smaller pool to view. This can be a positive or a negative, depending where you’re sat. If you’re a vendor, the positives are that there is less competition in the market so you may be able to command a premium, but you need to bear in mind that there are less people actively looking to purchase, so your proposition needs to be strong. For purchasers, the quieter months of the year can be a great time of year to bag a bargain, so there are positives from both sides of the fence.

After a strong 2014 for home sales, we’re anticipating a good start to 2015 in Nottingham and we already have vendors primed and ready to market during January. It is widely predicted that pension reforms announced in this years budget will result in money flooding into the market in 2015 with pensioners choosing Buy-to-Let investments for their pension pot rather than the annuities that they have previously had to take out. A poll recently taken by Hargreaves Lansdown has also shown that 8% of retirees are planning to use their funds to help their children get on the property ladder.

In property rental, the traditional summer peak has stayed strong through into October, with rental prices holding fairly steady, if not rising as they have in the south-east. As is normal for the time of year however, demand is now starting to tail off as we head into winter. This year, there has been a significant shake-up in student housing with more and more purpose built student villages popping up across the city. The knock on effect is seeing housing falling empty in peripheral areas and generally supply in student accommodation is outstripping demand. The good news for some however is that as the market appears to be shifting away from student property, there has been renewed interest in leasehold flats.

Over the past few years, purchaser interest has been at its best early in the New Year, so for anybody thinking of selling we’d recommend getting a valuation as soon as is possible so they are ready to come to market.

Thank you to Bali who also comes in early and stays late to get the job done but this month I was particularly impressed by her handling of some very difficult applicants who after some time consuming referencing we had to turn down due to incorrect information. She remained calm, composed and polite through it all. Good job Bali.

Thanks also to Lauren who has taken on colleagues late viewings at short notice despite having a small child to get home to and also completed a check in for a property that was not her own which resulted in her having to stay late again as they arrived very late in the day without having done any of their paperwork. Thanks Lauren for your unselfish attitude and willingness to stay to get the job done despite your personal commitments.

There were a number of people nominated this month but the person selected as the winner has done some really sterling work on a number of properties and not just within her own portfolio. They have simultaneously managed their own portfolio “treating properties as their own” and been able to effectively manage the team whilst the Lettings Manager took a well earned holiday - stepping in where needed to ensure landlords and tenants were happy and that referencing cleared so move ins could happen, all while trying to manage her own workload.

More houses for sale in Carrington, Sherwood, & Mapperley Park

More property needed! That is the message to house sellers considering coming to market following a very solid August. Continuing in the same vein as the rest of the year so far, buyer demand is still generally outstripping supply, leaving some potential movers frustrated.

Talk of interest rate rises are never helpful, however most buyers we have spoken don’t seem overly worried about the effect a .25% rise in their mortgage interest payments would have on their finances. Their bigger concern as always is, stamp duty.

Demand in lettings has been high as is traditional for August. Confidence among landlords is improving which has been reflected in recent buy-to-let lending by the Council of Mortgage Lenders reaching a five year high. We think tenant demand will remain strong whilst the level of house building remains as low as it has been and which shows no sign of changing in the short term.

The Council of Mortgage Lenders (CML) said that 40,000 mortgages, worth £5.1bn, were advanced to buy-to-let investors in April, May and June. This is the highest since the third quarter of 2008 and this could see new buyers vying it out with investors as the housing market gathers pace.

Year-on-year, buy-to-let lending was 19% higher by volume and 31% higher by value, although it was picking up from relatively low levels. The peak during the housing boom for any one quarter was £12.7bn, which was reached in the autumns of 2006 and 2007. The Council of Mortgage Lenders (CML) said landlords had been taking the opportunity to remortgage their properties during the spring, and were also benefitting from strong demand from tenants.

Sales Manager at GO Property Services, Phil Wardle said ‘this growth is fuelled by a renewed appetite from investors, both new and experienced alike. There is also better availability of buy-to-let mortgages at lower rates and with more relaxed criteria than at any time in the past five years.’

A survey by specialist buy-to-let lender Paragon Mortgages, mirrors the figures from CML with 16% of landlords surveyed planning to add to their rental portfolios during the third quarter of the year. There has been no change in the types of property landlords are planning to invest in, with terraced houses remaining the most popular with 55% (of those expecting to buy) choosing this type of property. There has been a slight increase in popularity of detached houses, with 15% of landlords expecting to buy this property type compared to 12% last quarter.

‘It’s interesting to see the improvement in confidence amongst landlords in the private rented sector, said Phil. ‘We are seeing much more activity as a result of continuing strong rental demand and the investments made by landlords. Tenant demand is healthy, and this is likely to remain whilst the level of house building that the wider housing market so desperately needs remains at current levels.’

In contrast to almost every other profession in the country (ice-cream sellers excluded), July is traditionally our busiest month of the year. Schools & colleges breaking-up, teachers changing schools, doctors and nurses changing hospitals, and recent graduates entering the world of work, result in everyman and their dog moving home and July this year has carried on the tradition.

Despite the recent Mortgage Market Review, homesales still remain buoyant with July being our busiest month so far this year for house sale completions. The good news is that we are also still receiving strong demand from buyers with several house sales in July agreed within 48hrs of instruction. That said, the market does appear to have peaked for the year, and we expect things to slow a little now were fully into the holiday season.

Phil Wardle commented “we’re still finding that properly priced and well-presented properties are selling well, and there is definitely still a shortage of supply. At the start of the year we also had a good level of investment activity and we expect the market to stay relatively strong as we go into the autumn”

In property rental, demand has been very strong too. Price is proving to be crucial, particularly compared to the previous three summers where rents have risen. In Nottingham city centre, the landscape has changed over the past few years with an explosion of purpose built student accommodation. In a move similar to the boom in new build flats in the noughties, corporate landlords are flooding to market with bigger & better student blocks. Whilst this is creating further capacity in the student market, the knock-on effect is that we are seeing a reduction in tenant numbers in the city centre and in traditional student areas this summer.

This month’s winner is long overdue for Star Performer recognition. It is well known that this person always strives to do their best for landlords and treats every property as if it were their own, but as someone who prefers to recognise the achievements of others over themselves, the praise of others has always come first. As well as providing the best possible service to landlords, they are also known for being a supportive and motivating colleague too. By leading from the front, providing second to none training to staff and always being there for colleagues (often out of hours), her team feel supported and encouraged to follow her example to provide the same industry-leading customer service to clients that she does.

The winner of this month’s Star Performer award is none other than Lettings Manager extraordinaire, Diane Bown.

‘I'm absolutely thrilled with how Di has taken on the Letting Manager role’, commented Director Jonathan Detheridge. ‘GO Property Services is lucky to have such an exceptional manager leading the team in such a supportive and motivating way, whilst having the admiration of her colleagues’.

Keen to put credit where credit is due, Di would like thank all of the team for their hard work over a busy summer month and has made a few special mentions below.

This month’s deserved winner of the award has really shown themselves to be an expert Property Manager, by highlighting property improvements, raising them with clients in a constructive manner and making sure the improvements were carried out with the minimum of fuss and budget. This has resulted in happy tenants with well-maintained properties and revenue increase for landlords through rent increases. ‘Our clients now also have properties that will re-let much quicker when the time comes’, commented Diane Bown, Lettings Manager at GO Property Services. ‘The very same person has worked long hours, come in on days off, typed inventories at home and been very dogmatic in chasing rent arrears until payment is secured, all of which is just how our clients would like it to be’, added Diane.

June must surely be the most unpredictable month of the year. After a very busy May, all the signs suggested June would follow suit - it has after all been one of the two busiest months of the year 3 times out of the last 4.

June 2014 was however not a record breaker.

Maybe World Cup fever was to blame? I for one am glued to it most evenings and the search for a new house has taken a back-seat.

It’s not that June was particularly poor, it was just a bit none descript when we really thought it would be busy. Overall, Lettings were pretty solid, with 2 very good weeks balancing out the 2 slower ones. Enquiries for apartments in the city have increased, but we’re finding that properties slightly outside of core areas are not generating huge amounts of enquiries.

In home sales we had a very successful month, with a record number of valuations and sales agreed. We have however started to notice a small drop in the number of buyer enquires.  Generally speaking, house sales remain strong, but flats are still far slower than we’d like. With school holidays now just around the corner, we would encourage anybody thinking of coming to the market to do so sooner rather than later.

Looking forward, July and August are normally the busiest months of the year, driven mainly by education. Students moving house, Doctors moving hospitals, and families moving during the school holidays all happen during July & August, so we’re battening down the hatches and getting ready for the rush.

Following previous posts about how to make a great first impression when selling your home where we talked about the importance of quality photography and ‘pavement appeal’ for your property, today we’ll be discussing the importance of decluttering and depersonalising. Remember, the key is to think like a buyer. Get inside their head and see your home through their eyes.

The rules to styling the outside of your house are exactly the same as they are inside, declutter and depersonalise.
Declutter
With less than a minute to make a great first impression, you have to make sure nothing gets in the way of a prospective buyer making an offer. Move the rubbish bins or recycling tubs out of the way and tidy up the garden. If it’s covered in weeds, take the time to pull them up and think about putting stones down - they’re an inexpensive alternative to laying paving and can hide a multitude of sins. Cut the lawn and trim the hedge, and if you have one, make sure the garden gate isn’t loose or in need of painting. Finally, make sure you clear out your gutters – a prospective buyer is going to notice if there’s something growing out of them.

Depersonalise
You want to make it as easy as possible for buyers to envisage themselves coming home to your property every day. So remove anything that could act as a barrier to their imagination. If possible, move your car so they can picture their own car in the drive. And if you have any decorations in your front garden make sure they could be of everyone’s tastes. Sorry, any cute gnomes will have to go. Make the styling neutral, fresh and clean.

Following yesterday’s post about how to make a great first impression when selling your home where we talked about the importance of quality photography for your property, today we’ll be discussing, ‘pavement appeal’. Remember, the key is to think like a buyer. Get inside their head and see your home through their eyes.

Pavement Appeal
Think about the approach to your property. As a potential buyer walks towards your home they will be asking themselves ‘could I live here?’ So you need to do everything you can to make that answer a resounding ‘Yes’. Go outside and approach your house as a buyer would. What do they see? The broken fence, the cracked paving stones or how about an ugly old door? The major elements to focus on are the walkway up to your property, the front door and any ornaments – it’s always advisable to depersonalise each space including any front garden and walkway by removing ornaments that are an ‘acquired taste’.

Think about your front door. Is it clean and freshly painted? If its tired and dated and paint won’t do the job, maybe consider replacing it with something new, but in-keeping with the house. If the budget runs to a colour, blue is always a popular choice. You could look at other equivalent properties in the area for ideas.

How do you make your house more appealing before a buyer has even walked through your front door?


Psychologists say that we make up our minds about a person within the first few seconds of meeting them, and the same is true when a potential buyer views a house – in fact it’s possible that a prospective purchaser will have more or less made up their mind about a property before they’ve even walked through the front door, so making sure the first impression is the right one is all important.

It’s often suggested that having the smell of coffee floating through the air or having lots of mirrors in the property (so the buyer can literally see themselves living there) can help put an offer on the table, but not much is said about the immediate exterior, which could in reality be what makes or breaks the sale of your property.

The key is to think like a buyer. Get inside their head and see your home through their eyes, starting with before they’ve even left their own.

Pre Viewing
Even before a potential buyer has come to see your house, the first thing they are likely to do is view photos of your property online. Even the look of the outside of your house can put someone off or draw them in. So take a photo of your house as it is and ask yourself “what do you see?” Have a look at current listings to check the quality of photography by the agent coming to value your property. If it isn’t up to scratch, consider using a different agent, as it could mean the difference between ten viewings and none. Always use photos taken on a sunny day, the light will make your property look much more appealing.

Nottingham Residential Property Market comment May 2014

In general, despite two Bank Holidays and school half-term holidays, May has been a busy month with increased activity in both Lettings & Homesales.

After a fairly sluggish start to the year, the rental market has now had two strong months on the bounce, which is  soaking-up any over-supply that built-up during a quiet February & March. Rental prices are creeping up a little in a few areas, but in general there isn’t a lot of movement in price year-on-year.

Over the past 3 or 4 years, June has been one of the better months of the year and normally kicks-off the rush into the summer, so we are anticipating a busy next few weeks as people try to get their new homes organised before their holidays.

In line with national media coverage, Home sales are dramatically improved compared to a few years ago. That said, the property bubble that is the current media obsession, is not particularly the case in and around Nottingham. Prices are starting to rise in most areas, but in many the rise is very modest, and it still leaves the property value lagging far behind where it would have been in 2007.

There are a far greater number of buyers in the market, but they are being stifled by a shortage of supply.  Inevitably, the shortage is meaning that sellers can ask more for what they are trying to sell, but we are still finding that buyers aren’t getting carried away and over-priced properties still aren’t selling.

Jonathan Detheridge from GO Property Services comments "In Nottingham, there is still a shortage of core first time buyers coming to the market, which is resulting in the prices of some traditional terraced properties and small flats still being depressed. Hopefully, as the economy stabilses and the job market continues to improve, more first time buyers will have the confidence to return to the market".

Landlords Responsibility for Legionella Control.

In 2013 The Health & Safety Executive (HSE) revised it's approved code of practice (ACOP) regarding the control of Legionnaires Disease. Legionella are bacteria commonly found in natural water systems (e.g. rivers and lakes) and artificial water systems (e.g. storage tanks, pipe work, taps and showers).  The bacteria is usually associated with large water systems such as those found in leisure facilities, hotels and hospitals and regular and stringent checks are carried out to monitor these types of water systems. This revision to ACOP has removed the previous 300 litre water system limit, meaning that the legislation now applies to all premises with a water system and therefore residential property is included.  

Under the new revision, as a landlord you need to take suitable precautions to prevent and control the risk of exposure to legionella. To identify the risks in your water system you, or a competent person who understands your water systems and any associated equipment, should establish possible exposure to legionella risks. When assessing the risk consider the following:
1. Are there possible areas where stagnant water could be present, e.g. pipes to a washing machine no longer used?
If yes, what should I do about it?
Remove the redundant pipe work
2. Is there any debris in the water system such as rust or sludge (typically a problem with old metal cisterns)?
If yes, what should I do about it?
Make sure water cisterns are covered, insulated, clean and free of debris.
3. Are there infrequently used outlets, e.g. showers or taps in 2nd bathrooms?
If yes, what can I do about it?
Periodically run taps and showers. We will give your tenants information about preventing Legionnaires. They will be responsible for regularly flushing taps and showers and keeping them free from lime scale.
It is important keep a record of the findings of any assessment and any associated works. It is also important to review the assessment periodically in case anything changes in your system. If you are unsure of the risks or cannot be sure that your water system is not contaminated with Legionella, you should seek advice from a professional or contact us.

Landlords were again reminded last week to be careful who they choose to manage their property when a Letting Agent specialising in housing benefit lost £400,000 of rent paid to them on behalf of their tenants.

London Housing Solutions (LHS)  based in Essex are thought to owe money to over 100 landlords, some dating back as far as July last year, a Channel 4 News investigation has revealed.

As managing agents, LHS have been paid the money in rent on behalf of tenants by several councils across London & the south east. The money should have been paid to the landlords minus their management fee, however, nearly half a million pounds cannot be accounted for, and LHS now appears to have closed down leaving tenants worried about losing their homes.

As Licensed ARLA Letting Agents, GO Property Services today urge landlords to be careful who they retain to manage their properties. Jonathan Detheridge from GO Property Services commented “Anyone can start up a Letting Agency tomorrow without any training or qualification. This case highlights the need for councils to check that the right person is ultimately getting the money they are paying out, and, it sends out a clear message that landlords should be using Licensed Agents that have client money protection insurance in place.”

Giles Peaker, a partner in the housing and public law team at Anthony Gold Solicitors in London, said there was "nothing at all" to stop companies disappearing with hundreds of thousands of pounds of housing benefits. "It's simple to set up and one of these companies can simply go bust and the money vanishes," he said. "There's no way to get that money back without great difficulty."

As an ARLA licensed agent, GO Property Services are required to have passed the ARLA Technical Award & have to file an annual financial report that has to be completed by an accountancy firm that is a member of the ICAEW or ACCA.
