Every month we like to highlight all the great work done by all the wonderful property professionals at Granger & Oaks during the previous month. ‘Treating it like our own’ has always been our guiding principle, so each month we like to put the spotlight on the individual that has done the most to go the extra mile for clients and really ‘treated it like their own’.

Deciding who wins the award each month is always a hard one as everyone works so hard for our clients each and every day ‘treating it like our own’. This month’s winner has performed particularly well in recent months and has stood out as a star, not only to her clients, but to colleagues too. This month’s winner really went all out ‘treating it like their own’ and not just during December, but for the whole of 2016! Their work has resulted in several fantastic and well deserved 5 star reviews on google and via our social media pages throughout the year for their grit and determination to get sales through to completion. And although very occupied selling property, they still managed to find time to help out the lettings team during the busier months.

Yes, this month’s winner is none other than Sales Negotiator extraordinaire, Bali ‘sold it’, Sidhu! Well done Bali, you’ve worked fantastically throughout 2016 and so is very well deserved. You are an example to us all.

Lots of nominations again for great work and service to clients this month. Property Manager, Ravinder Rathour was nominated for continuing to progress and deal with some complex issues whilst treating 'it' as his own and thinking out of the box in order to get things best resolved for clients. He had some challenging discussions, but always remained calm and professional and focused on the end goal throughout.

Property Administrator, Barbara Marshall was nominated for her excellent handling of property inquiries by doing her utmost to get prospective tenants and purchasers to see properties they’ve not necessarily enquired about. And let us not forget she is also a letting machine when the need arises!

Property Administrator, Bernadette Cunnane was nominated for her quick thinking during a particularly busy start to a Saturday, by re-organising herself and the team to ensure customers and clients got the best service we could provide.

Lettings Manager, Diane Bown was also nominated for taking on others workloads at short notice, which again helped to deliver the excellent customer service Diane and all the team at Granger & Oaks are so well known for.

After lots of very careful consideration (you can see how hard it was to decide), the decision has been made and the winner for November’s Star Performer Award goes to Property Administrator extraordinaire, Bernadette Cunnane!

Well done to all that were nominated but extra congratulations go to Bernadette. It’s amazing to see how much progress you’ve made during the time you’ve been with us, you’re an example to us all.

According to research by Endsleigh Insurance, one of the country’s leading specialist insurance providers, landlords who use a letting agent save £1910 a year compared to those who market their properties directly to tenants.

The survey of has uncovered many misconceptions about the value offered by letting agents. Most of the savings relate to services which help guard against costly void periods. Three in four (76 per cent) respondents reported that their agent helps them proactively find tenants, as well as other services, such as help with legal and financial matters, which contribute to a reduction in overall costs.

The survey also shows that the relationships between letting agents and landlords are not just about the financial benefits. The findings show that of those who use an agent, half (50 per cent) were most attracted to their current agent because of their local knowledge and more than two in five (44 per cent) claim that excellent service is a deciding factor. Quality of life has also proved to be a factor with two in five (41per cent) feeling that the main benefit of working with an agent is that it provides peace of mind.

Head of Property at Endsleigh, David Hadden, said, ‘Landlords who use letting agents find them very useful – especially before a letting – and state they help to reduce stress, free up time and, critically, save them money. The perceived cost of using a letting agent is among the biggest deterrents for many landlords, but those that do use an agent are on average reporting significant savings. Landlords considering letting their properties directly to tenants in light of changing legislation must seek advice to avoid potentially compromising their income, their quality of life and the provision of support and service that agents can offer.’

Director at Granger & Oaks, Andrew Sainsbury commented, ‘this survey proves what we have always believed to be true, that using an agent with expertise and a thorough understanding of the local market ultimately provides a better return for landlords. And also comes with the added benefit of peace of mind and time saved. Using an agent should really be a no-brainer for landlords, but it is up to individual agents to prove this to their clients.’

Lots of nominations this month for the Star Performer award, but there is one stand-out this month with several nominations from fellow colleagues. This person has worked very hard getting to grips with their new role, and whilst being thrown into the deep end a little has taken to it like a duck to water.

Yes, this month’s Star Performer is Property Manager extraordinaire, Ravinder Rathour.

Very well done Ravinder, you’re doing a brilliant job and seem to be really embracing the role and quickly picking up new pieces of the jigsaw as you go along.

Special mention also goes to Property Manager, Nicole Edwards, who has done a grand job of training in recent months as well as supporting everyone in the team.
